Welcome to the Disney Parks Moms Panel! How wonderful that you will be able to bring your son on a trip to "The Most Magical Place on Earth." I agree that having a larger, more spacious room can allow everyone in the family to have a more enjoyable vacation. The washer and dryer are key for my family too.
It looks like you have narrowed it down to some excellent resorts. If mobility is an issue, Boulder Ridge Villas at Disney’s Wilderness Lodge or Disney’s Beach Club Villas might be good choices. These resorts are more centralized, and no matter where your room is located, you won’t be that far from amenities such as dining, the pool or main lobby, and both resorts feature a single bus stop area. Disney’s Beach Club has the added benefit of being walking distance to Epcot and offers boat service to Disney’s Hollywood Studios.
If your son struggles with sensory issues, The Cabins at Disney’s Fort Wilderness Resort and Disney’s Old Key West Resort would offer a quieter atmosphere, though that peacefulness means a larger, more spread out resort layout. Be aware that Disney’s Beach Club Villas are very close to Epcot and you may hear the fireworks at night, in case that is an issue.

services for Guests with disabilities both in the parks and at
