    is transportation from Disney property to the disney boardwalk area available? if so any general guidelines on hours available and transit time? thx

    Yes, but not as easily as you might hope. 

    So unlike Downtown Disney, which is a hub for bus transportation, the BoardWalk is not a location that has as much transportation going it's way as you may expect.

    To get to the BoardWalk from a resort hotel or theme park, you can;

    Walk or boat: from the Beach Club, Yacht Club, Swan, Dolphin, Hollywood Studios, and Epcot.
    Direct Bus: from the Magic Kingdom, Downtown Disney, Water Parks, and Animal Kingdom
    Indirect Bus (make a transfer at Downtown Disney): all other Disney resort hotels

    Obviously if you are at the BoardWalk Inn or Villas, you are already there!

    BOTTOM LINE: To get to the BoardWalk, you are using transportation like you are trying to get to the BoardWalk Inn. That means from most resorts you take a bus to Downtown Disney, and then switch to a bus headed to the BoardWalk Inn. Buses will run into the evening, but typically they have wound down by around 11 pm.
