Marcel, I'm also a big fan of
Disney's BoardWalk Villas. Having been raised by the Jersey Shore, it feels like home to me! The location is also a big draw, as you can easily walk to
EPCOT or
Disney's Hollywood Studios. It's also super convenient to sample the great dining options on the BoardWalk, as well as the offerings at
Disney's Yacht Club Resort and
Disney's Beach Club Resort.
It sounds like you're on the right track for making a 2025 booking at your 11-month window--assuming that BoardWalk Villas is your Home Resort! I took a peek at the DVC Member website and experimented with some different date ranges. There appears to be some availability for 2-Bedroom Lock-Off Villas, 1-Bedroom Villas, and Deluxe Studios for a full 6-night stay. The Standard View 2-Bedroom Villas had partial availability. There are a couple of different ways to proceed at this point--let's discuss.
Personally, I like to have something reserved, so I would book something with full availability now while you're in your Home Resort Priority Period, and create a Waitlist for the 2-Bedroom Standard View. Keep checking on the status of the Standard View Villas for date ranges into late June and early July, and if something opens up, you can easily modify your existing reservation to snag the dates you want.
You could also check out a new DVC resort for your 2025 trip, in which case you could hold off until the 7-month mark and book something that appeals to your family. Our Home Resort is Disney's Polynesian Villas & Bungalows, but recently we've had wonderful stays at Disney's Animal Kingdom Villas and Disney's Saratoga Springs Resort & Spa that I booked at 7 months. I would reserve something now at BoardWalk and modify to keep your options open!
Don't forget that you can also call Member Services to help make your reservations and create a Waitlist if you need it. The Cast Members are always really helpful and patient whenever I need an assist to put together a practically perfect vacation!
On your next visit, don't forget to visit the Member Lounge at EPCOT, which is a great spot for a break and a snack. A new lounge will be opening at Disney Springs soon, with a third location planned for Magic Kingdom Park!
